Pros and Cons of Homes with Pools



Depending on the location of your property, owning a home with a pool can be a value add to your property or detract from potential buyers. Specifically in Arizona, there are many things to consider when buying a home with a pool. Here's my list of PROS and CONS for buying a home with a pool.

PROS

1. Resale Value - In some regions, specifically, Arizona, Nevada, California, and Florida, pools are considered a "value add" to a property. According to National Association of REALTORs (NAR), the price of a property with a pool in these states is typically 7.7% higher than those without a pool. Depending on the price of your property that could be a big dollar amount!




2. Enjoyment! - In Phoenix in the summer time it gets to be above 120 degrees. Without a pool most backyards are literally unusable for about 5 months out of the year! Owning a home with a pool will get you and the kids moving outside a lot more than one with desert landscape. Pools can be a lot of fun and very relaxing as well.

CONS

1. Insurance - A house's insurance rate will likely be more with a pool since there are more things that can happen on a property once this feature is added. So beware of hidden costs that you might not be thinking of. 



2. Maintenance - Keeping a pool clean and in good working order takes some work on your part of money to pay someone to maintain your pool usually on a monthly basis. 

3. Safety - In Phoenix there are many sad stories of children drowning in backyard pools. Please be aware of all safety laws regarding pool gates and barriers that are needed with children.
